$MPT I must admit that this stock has tested my patience and sanity. I thought I was brilliant, with an average cost per share under $5. Could have sold at $6.40 several months back. Never expected it to trade at half that recent high. I feel the stock is à screaming value, but am no longer confident in my judgement. Still clinging to the idea that I am being paid to wait for a turnaround.🤞😡

$MPT property sales announced $130M over gross book value!! $371M cash proceeds to MPT v investment at $240M …. The book value on the balance sheet is far from the actual market value of these properties!!

$MPT when you buy hospitals for $240M and sell them for $413M… that sure sounds like a bad business headed for BK 😅😂

$MPT this is a long term investor’s perfect opportunity to buy, hold, and get rich in a retirement account.

$MPT If your a buyer of MPT then your a buyer of deep value. After MPT did the debt extension last qtr, their free cash flow is likely now zero and FFO now cut in half. So next quarter you will see either a div cut or they will convert the dividend to paid in kind. They can’t raise the dividend. They are also most likely raising money via the 500million open share plan they noted in the last qtr report. I.e. dilution. They will use this 500mil to pay off the equity line due this year. They will also sell more hospitals to cover next year refinancing. This is a turn around story. If it works you’ll be rewarded but it’s years not months.

$MPT Anything’s possible, cutting div to pay debt would actually be a positive. Stock price of 2.25 means you could by 4.5 billion of net assists for a market capitalization of 1.25 billion. Shorts unlikely to push down that far as other hedge funds would likely trap them and buy given the discount. And no they won’t buy back shares. They are selling off hospitals to lower there debt to equity ratio so that their borrowing cost/rates go lower. They will buy back their debt. As others have noted some debt trading at 65-70 cents on the dollar. They can take 300million and reduce their debt by 400 million. 3 years ago they had 19 billion of assets and 15 billion of debt. Or 5 billion equity. Today 14 billion of assets and 9 billion of debt or 5 billion of equity. And yet people still claiming default. Laughable

$MPT Buying stock back will help reduce cash needed for the dividend. Thats a hunk of cash.

$MPT After watching CamRamRod post negative, nonsensical crap about MPT for seemingly ever I deceided to egage him/her. After a few short weeks I was blocked so now you all can see how his/her true colors really fly!

$MPT time to jump in @ 3.46 - I shorted this down to 3.53, but I believe a we are finding a bottom resistance. Saving lots of powder to add more if we crack below 3.35.

$MPT short ratio currently around a 23. Last time MPT hit that levels was Dec of 2025 and you had a move from a low of 3.57 to 6.10 over the next 4 months. Not saying this will get the same move. But set up does suggest it’s possible if you get any improvement on the 10 year rates.

$MPT 31 institutions have opened new positions since the earnings call. That’s impressive.

$MPT in a way I like that MPT is just being quiet instead of the classic desperate "good news" attempts you see with companies whose share price.is falling. They know the outlook is great, so don't care to or need to. BUT, the 0% APR credit card I put all my expenses on for more cash to buy shares is coming due, so a great time to announce a buyback or something, dammit! Haha. Oh well, got the up to $3K writeoff on my dividend tax, anyway if I sell some shares for a loss and got all those free credit card points...

$MPT Is there any reasons to believe that this thing and the dividend has bottomed yet. I haven't filed this one in about 2 years since I sold out of it, but I would love to go back into it if I think the dividend has bottomed and that it's going to build from there . Can someone recap the last two years and where we stand? It would be much appreciated.
